How this calculator works
Stamp duty in Australia is bracketed: each portion of the property price falls into a band that has a base amount and a rate per dollar above the band’s lower bound. The calculator works out which band the price sits in and applies the correct base + rate.
First home buyer concessions in NSW and VIC reduce or eliminate the duty payable, but they phase out as the price rises. The calculator applies the published concession formula and shows the breakdown so you can see how the figure was derived.
Investor and owner-occupier rates can differ in some states. Selecting the buyer type applies the correct schedule from that state’s revenue office.

- How current are the rates?
- The brackets in this tool were last verified on 2026-07-17. Rates are reviewed quarterly. Always cross-check the figure against your state revenue office before relying on it for settlement planning.
- Where do these rates come from?
- Bracket figures come directly from each state revenue office (e.g. revenue.nsw.gov.au, sro.vic.gov.au). For unsupported states the calculator links to the official SRO calculator so you get the canonical number.
